A spring let go in Hidden Lakes around lunchtime and the door dropped crooked, one cable slack, the other stretched tight. Otto’s crew swapped both springs as a matched pair, not just the one that broke, because the second one had the same mileage on it. We set the balance with a floor scale check and the door came up smooth enough to lift with two fingers. If yours hasn’t snapped yet, Otto will count the spring cycles and tell you what’s left on them, same way you’d check tire tread.
Rotted Bottom Panel Replacement in Marshall Ridge
In Marshall Ridge, sprinkler heads angled at the door had been soaking the bottom panel for years. The steel rusted through and the panel bowed. We pulled the door, replaced the bottom section, and matched the existing color so the change wasn’t obvious from the curb. We also set the weather seal so water stays outside where it belongs. That door will outlast the sprinkler head that caused the problem, assuming the sprinkler gets adjusted.
Genie Opener Replacement After Lightning Strike in Villages of Woodland Springs
A June storm knocked out a Genie opener in the Villages of Woodland Springs and the homeowner’s car was stuck inside. The opener wasn’t worth repairing, the board was fried. Otto quoted a new opener on the phone and held that number at the door. We pulled the old Genie, installed the replacement with a battery backup, and reprogrammed the remotes and the keypad on the spot. Took about half a day, and the next storm that rolled through didn’t leave them reaching for a manual release.
Cable Off Drum and Door Off Track Near Bear Creek Park
Near Bear Creek Park, a cable slipped off the drum and the door fought the opener until it wedged sideways. The homeowner kept pressing the button, which is how the panel got bent. We re-ran both cables, trued the track, and swapped the damaged panel. Otto explained what happened in about four sentences and then fixed it without trying to sell a new door. The opener was fine, which matches a rule Otto repeats often: if the opener is straining, the problem is almost never the opener.
New Clopay Door Installation in Chapel Creek
The house in Chapel Creek had its original 2003 builder door, dented from a basketball hoop mishap and faded unevenly. The homeowner wanted a real upgrade, not another steel panel that would get hot enough to warm the garage in August. Otto measured, ordered a Clopay door with the right insulation level for a west-facing wall, and scheduled the install once the door came in. Installation took one day, new hardware included, and the garage stayed noticeably cooler through July.
Emergency Same-Day Spring Replacement in North Keller
At nine at night in North Keller, a spring snapped and the homeowner’s pickup was trapped in the garage with an early shift the next morning. The call was answered by a live person, and Otto talked through the price on the phone before the truck moved. A door is 200 pounds riding on two springs, so this is not a job for a YouTube tutorial. The spring was replaced that night, the door balanced, and the pickup rolled out at six the next morning. That call is why the phone gets answered 24/7.
